Selling your home with Listing Box… The entire process explained (5 min read)

If you can purchase a car or file your taxes totally online, why can’t you buy or sell a house? That was the question we asked ourselves while creating and launching the Listing Box App. Real estate transactions aren’t as complicated as you think, especially when you have the right systems in place to help everything run smoothly. Here are the 5 steps you’ll need to take to sell your home using the Listing Box App.

1. Determine the asking price for your home: The first step to selling your home is to determine your asking price. Listing Box has a 5 step pricing algorithm designed to give you an estimated range of values for your home. We provide recent sales data from your neighborhood directly from the MLS and allow you, the homeowner, to decide what price you’d like your property to be listed at. We also automatically have a licensed real estate professional double check the numbers prior to your home hitting the market. Or, if you need help pricing your home, the Listing Box Staff is on standby to help you review the recent sales and settle on an asking price. Give us a call, text, email, or contact us via the Listing Box App and we will be ready to assist you with pricing. 

2. Sign your Listing Agreement: Once you establish your asking price and click the “List My Property” button on step 5 of the pricing screen, you’ll be asked 11 questions about your home. Once those questions are answered, our system generates your listing agreement and emails you a link to e-sign. Once signed, we deliver you your Listing Box with everything you need to activate your listing usually within one day after signing. 

3. Opening and using your Listing Box: Inside your Listing Box is a welcome letter, your lockbox, and a 3 step guide to getting your house ready and listing activated. The guide includes QR codes that link you to our “How-To” videos about the contents of your Listing Box and allow you to schedule your free professional photoshoot. If you have any questions during the steps, we also included all of our contact info if you need us. Remember you’re not alone. A Listing Box Staff member is a simple click or call away. 

4. Listing Activated & Begin Showings: Once your 3 steps are complete and the photos of your house have been approved all you need is the Listing Box App to stay connected with your transaction(s). We will activate your listing on the MLS, the Listing Box App, and other 3rd party websites on the day you choose. Once the listing is live, Listing Box will notify you when a showing has been requested, a potential buyer has given you feedback on your home, and how much web traffic your home receives. Once a buyer has seen your home and writes an offer, a Listing Box Staff member will help you negotiate the offer, get the offer accepted, and open escrow (see below).

5. Escrow period and closing: Your escrow period is best explained as the set timeframe during your transaction that the buyer & seller agree upon to gather all of the necessary documents to close the sale. This is where Listing Box truly shines. Listing Box will ensure all deadlines are met by the buying or selling party based on the specifics in the purchase contract that was accepted. We do many things behind the scenes during your escrow period, such as, order HOA transfer documents, obtain clear title from the title company, ensure the sale is recorded with the state, order home warranties, etc. We also work with any and all mortgage lenders, home inspectors, title companies, agents, and attorneys (if any) to smoothly close your transaction. The Listing Box Staff keeps our clients updated daily with either completed tasks or items that need to be done. The escrow period is usually 30-45 days. We are here to help educate and guide our clients through the escrow period as swiftly and easily as possible until your property is SOLD.
