Step 1 - Determine Your Asking Price: Determining the asking price for your home is difficult for some and very easy for others. Listing Box provides a 5 step pricing algorithm for those who aren’t quite sure what their home is worth. The most important thing to remember when pricing your home is to be realistic about the condition and try to look at your home from the eyes of a buyer. A quick trick to do this is to imagine your home like a hotel; if you were to rent a room in your home for a night, how many stars would you give it in a yelp review? For our client’s piece of mind, we also have an actual licensed real estate agent review all of the comps and pricing for your home and we will make recommendations for your home’s price as well. Remember, your are not alone!
Step 2 - Answer 11 Questions About Your Property, Sign Listing Agreement & Receive Listing Box: This step is probably the simplest one. We ask you 11 short questions about your home, such as, start date of the listing, who will occupy the property during the listing, will you leave furniture behind, HOA info, etc. Once answered we generate a listing agreement specifically for your property and email it to you for e-signatures. Once signed, we send you your Listing Box within 24hrs.
Step 3 - Meet with Free Professional Photographer & Activate Listing: Inside your Listing Box there is a welcome letter and 3 easy steps to activate your listing and schedule your free professional photoshoot. Once those are completed, the Listing Box Staff will input your properties info into the MLS and activate your listing on the day of your choosing. We upload your property to your local MLS, Zillow, Redfin, and many other 3rd party websites to help market your home as far and wide as possible to attract the most buyers.
Step 4 - Host Showings for Buyer & Receive Offers: Once your listing is activated, buyers will begin to schedule showings with you through the Listing Box App. A Listing Box Staff member will help coordinate showings and make sure the buyers who enter your home are accompanied by a licensed real estate agent or a Listing Box Staff member. No strangers will be able to enter your home until you give the thumbs up. After the showing, buyers will provide feedback about your property and may or may not write an offer. Once an offer is received, Listing Box will create an Estimated Net Proceeds sheet and review the offer and your options with you.
Step 5 - Accept Offer & Assist Listing Box Staff to Close your Transaction: Once an offer is accepted your property is now considered “Under Contract” meaning an escrow can be opened with a title company. During the escrow period the Listing Box Staff becomes much more involved with your sale. We ensure all deadlines and terms are met per the accepted offer. We help coordinate inspections, appraisals, walk throughs and work with the title company, mortgage company, buyer’s agent, and all vendors to make sure the sale of your property is closed and recorded smoothly. A Listing Box Staff member will always be a call, text, email, or notification away during your transaction to answer any questions.
